Company-supplied cleaners versus your own maid visa

This is the distinction most residents get wrong, and it matters legally. In Dubai you get cleaning help two ways: through a DED-licensed cleaning company that sends staff on an hourly or contract basis, or by directly sponsoring a domestic worker through a Tadbeer centre, the government-mandated channel for maid and nanny visas since 2018. Tadbeer fees are fixed by MOHRE and cover recruitment, medical testing, Emirates ID and visa processing for a live-in or live-out arrangement under your own sponsorship.

What you cannot legally do is hire a freelance maid who works for multiple households without either her own trade licence or a company behind her. It happens constantly, arranged through WhatsApp groups and word of mouth, and the going rate looks attractive at AED 25 to 30 an hour. The risk sits with you as the employer: under UAE domestic worker regulations, engaging someone without proper sponsorship or a company contract can expose you to fines, and the worker herself has no insurance or legal protection if something goes wrong in your home. A five-minute check of the company's trade licence on the DED website or Dubai Now app costs nothing and confirms the business is real.

Deep cleans, move-outs and the paperwork landlords want

Move-out cleaning is where the higher search intent and CPC make sense, because people booking it are usually days from a deposit return or a new tenancy starting. Most landlords and property managers in areas like Jumeirah, Al Barsha and Dubai Marina expect the unit handed back in the condition it was received, and a professional cleaning invoice is often the easiest way to demonstrate that when Ejari records are being closed out and the security deposit is being settled. Ask the cleaning company for an itemised receipt with their trade licence number on it; some agents will only accept it if it looks like a proper commercial invoice rather than a handwritten note.

A full move-out clean for a one-bedroom apartment typically costs AED 350 to 500 and takes three to four hours with two cleaners. It should include inside of cabinets and wardrobes, AC vent dusting, oven interior, balcony, and skirting boards, not just surfaces. Post-construction or post-renovation cleaning is a different tier entirely, priced per square foot rather than per room, usually AED 1.5 to 3 per sq ft, because it involves removing paint splatter, construction dust from AC ducts, and protective film from fittings before a Business Bay or Downtown handover.

Why prices swing between May and September

Dubai's cleaning demand follows the climate more than any other service category. Demand spikes again in September and October as people prepare homes after months of AC running non-stop, which leaves a fine film of dust on every surface and often triggers requests for AC vent and duct cleaning alongside the standard clean. Companies raise rates modestly in this window, by perhaps 10 to 15 percent, simply because booking slots fill up a week or more in advance. During Ramadan, expect fewer available slots and adjusted hours as some cleaning staff work shorter shifts, then a rush in the final week before Eid as households prepare for guests.

Questions that expose a cleaner who isn't properly set up

A legitimate company will answer these without hesitation. A borderline one hedges or changes the subject.

• Are your staff covered by workers' insurance, and is there liability cover if something is damaged during the clean?
• Do you supply your own equipment and chemicals, or do I need to provide them?
• What happens if the assigned cleaner cancels on the day — do you have backup staff or does the booking simply fall through?
• Is the quote inclusive of VAT, and does it change if the apartment has more clutter or a heavier build-up than usual?

That last point catches people out. A quote based on a phone description often assumes a reasonably tidy, lived-in home. If your place has three years of accumulated grease behind the cooker or hasn't had windows cleaned since move-in, say so upfront, because a company that quotes blind and then adds a 30 percent surcharge on arrival is not one you want a second booking with.

Rates for high-rise exterior cleaning run from AED 8 to 15 per window depending on height and access difficulty, and a reputable company will send a technical survey before quoting rather than pricing over the phone.

What separates a fair quote from a vague one

A proper quote names the number of cleaners, the estimated hours, what's included room by room, whether chemicals and equipment are supplied, and whether VAT is added on top or already folded in. It should also state cancellation terms, since same-day cancellation fees of AED 50 to 100 are standard practice across most Dubai companies and not something to be surprised by later. If a company sends a single AED figure with no breakdown, ask for one before confirming. The gap between a well-run operation and a struggling one usually shows up not in the headline price but in these details, and they're the ones that determine whether the job actually gets done properly the first time.
