A studio deep clean in Dubai should cost between AED 250 and 350. A one-bedroom apartment runs AED 350 to 500, a two-bedroom AED 500 to 750, and a three-bedroom villa with a garden and majlis typically lands between AED 1,200 and 2,000. If someone quotes you AED 150 for a two-bedroom apartment, they are either sending one person for two hours with a mop and glass cleaner, or they intend to upsell you once they're inside. Neither is a deep clean.
The confusion around "deep cleaning" is the first thing to sort out on the phone, before anyone gives you a number. A standard maid visit wipes surfaces, vacuums, and does bathrooms and kitchen counters. A deep clean means inside every kitchen cabinet, behind and under appliances, descaling taps and showerheads, degreasing the cooker hood and extractor filter, washing skirting boards and door frames, cleaning AC vents and the visible parts of the fan coil unit, and doing windows from the inside (and outside where accessible without rope access). If a company can't tell you which of these are included without checking a script, they're reading you a price list, not describing a job.
Al Quoz and Ras Al Khor are where most of the volume operators are based, because warehouse rent is cheaper there than in JLT or Business Bay. Companies working out of these industrial areas can genuinely undercut on price because their overheads are lower, not because their labour is worse. That's different from a company advertising rock-bottom rates with no fixed address at all, which is a red flag regardless of location.
Demand also moves with the calendar in a way that affects both price and availability. Late May through July is moving season, as tenants clear out before renewing Ejari contracts or leaving Dubai for the summer, and cleaning companies get booked out a week or more in advance. September sees a second spike as residents return and want the flat turned over before school starts. If you need a deep clean in the first week of June, book at least five days ahead and expect to pay standard rate, not a discount, because the company has no reason to undercut when they're already full.
A proper quote, sent by WhatsApp or email before anyone arrives, states the number of cleaners, the estimated hours, whether cleaning materials and equipment are included or charged separately, and what happens if the job overruns because the flat is dirtier than described. It should also state whether the price includes AC vent cleaning and window cleaning, since these are the two items most often quietly excluded to make a headline number look lower.
Ask whether they carry their own equipment, including a wet vacuum and a steam cleaner for sofas and mattresses if you need upholstery done. A company turning up with only a bucket and cloths is not equipped for a genuine deep clean of grout, extractor grease, or built-up limescale, all of which are common in Dubai because of the hard water and the amount of dust that gets through even sealed windows during a shamal.
Cleaning services in Dubai require a commercial trade licence from the Department of Economic Development, listing activity codes for cleaning services. Almost every legitimate operator works as a registered company rather than an individual turning up in their own car, because DED licensing, and often a permit from Tadweer for waste handling if they deal with commercial premises, applies to the business rather than the person. Ask for the trade licence number and the company name exactly as registered, then check it against the DED's public business registry or the Dubai Now app. This matters less for a AED 400 apartment clean and considerably more if anyone is left alone in your home with access to a spare key or if you're paying a deposit upfront.
It also matters for accountability if something goes wrong. An unlicensed operator working cash-in-hand has no company behind them if they damage a marble countertop with the wrong descaling agent or scratch a stainless steel hob with an abrasive pad. A licensed company has insurance, or should, and a real complaints trail if you need to escalate.

If the answers are vague on any of these, move on. At AED 10-plus per click on Google, plenty of companies are paying to be found, which tells you nothing about whether they're any good once they're inside your flat.
If the deep clean is tied to ending a tenancy, check your contract wording before booking. Many landlords and property management companies in areas like Dubai Marina, JBR, and Business Bay require a professional cleaning receipt as a condition of releasing the security deposit, and some specify the company must be able to provide an invoice with a trade licence number on it, precisely because disputes over cleanliness are one of the most common flashpoints in Dubai tenancy disagreements. A cash receipt scrawled on a notepad won't satisfy a property manager who wants documentation for their own records under RERA-regulated tenancy rules.
Book the move-out clean for after you've removed all furniture and belongings, not before, since cleaners can't get behind wardrobes or under beds that are still in place, and a partial clean around your possessions gives the landlord grounds to dispute the deposit return regardless of how thorough the visible cleaning was.
The two most common complaints are rushed jobs during peak season, where a two-hour booking becomes ninety minutes because the team has another job stacked straight after, and damage from the wrong chemicals on stone or wood flooring. Both are avoidable. Confirm the time slot isn't immediately followed by another booking at a different address, and confirm in writing what products will touch your floors before the team starts. A company that's organised enough to answer both questions clearly is usually organised enough to do the job properly too.
