Dubai Municipality requires residential water tanks to be cleaned and disinfected at least twice a year, and it isn't a suggestion you can safely ignore. In a climate where rooftop tank water can sit at 45°C or higher through July and August, sediment, algae and bacteria build up fast, and stagnant heated water is exactly the environment that breeds the kind of contamination that makes people ill. If you own a villa or manage one on behalf of a landlord, this is a maintenance item with a legal backbone, not just good housekeeping.
The rule applies to both above-ground (rooftop) tanks and underground tanks, and covers domestic supply tanks in villas, compounds and low-rise buildings. Licensed cleaning companies are Dubai Municipality-approved, and after a compliant job they affix a sticker to the tank recording the date of cleaning and the company's approval number, valid for six months until the next clean is due. If you're renting a villa and have never seen this sticker, or it's years out of date, that's worth raising with the landlord or property manager before you assume the water is fine. In towers and apartment buildings, tank cleaning for shared water storage is normally the responsibility of the building's facilities management company and is covered under your service charge, so as a tenant in Business Bay, JLT or Dubai Marina you generally don't need to arrange this yourself — check your building's maintenance log if you're unsure, or ask the management office directly.
A compliant job is not a five-minute spray-and-go. The tank is fully drained, physically scrubbed to remove biofilm and sediment from the walls and base, rinsed, then treated with a Dubai Municipality-approved disinfectant solution before being refilled. Reputable companies will also take before-and-after photos and, on request, provide a water quality test result. The whole job for a standard villa tank, from draining to refill, typically takes two to four hours depending on tank size and access. Underground tanks take longer and cost more, because the crew needs to physically enter a confined space, sometimes requiring ventilation equipment and a second person on standby at the access point for safety — this isn't a job that should be rushed, and a company that quotes 30 minutes for an underground tank is cutting a corner somewhere.
For a standard rooftop villa tank in the 1,000 to 3,000 gallon range, expect to pay somewhere between AED 300 and AED 600 for a single clean, with the lower end applying to easily accessible tanks and the higher end to larger tanks or villas in areas like Jumeirah, Umm Suqeim and Al Barsha where bigger properties often have bigger tanks. Underground tanks generally run AED 500 to AED 900 because of the confined-space labour involved. If a villa has more than one tank — some larger properties split supply across two — expect a per-tank rate rather than a flat callout fee, and ask for that broken down in the quote. Many companies offer an annual contract covering the two mandatory cleans plus an emergency callout if the water develops a smell or discolouration between scheduled visits, and this usually works out cheaper than booking each clean separately, often around AED 550 to AED 1,000 for the year depending on tank size and number of visits. Be wary of quotes dramatically below this range — a company charging AED 150 for a full villa tank clean is almost certainly skipping the drain-and-scrub step and simply adding chemical to standing water, which does very little for sediment already lining the tank.
Most licensed tank cleaning operators in Dubai run as DED-licensed companies rather than individual tradesmen, often combined with pest control or general facilities maintenance licensing, since the two trades share equipment and client base. You'll find a concentration of these firms based out of Al Quoz and Ras Al Khor, where warehouse rents suit companies that store tankers, pumps and cleaning equipment, though they'll travel across Dubai to service villas in Arabian Ranches, The Springs, Mirdif and further out. A legitimate company should be able to give you its DED trade licence number and its Dubai Municipality approval number without hesitation — both should also appear on the invoice, not just the marketing material. If a company can't produce a Municipality approval number, or the number doesn't check out when you ask about it, that's the clearest signal you're dealing with someone unauthorised to affix the compliance sticker at all, meaning the clean technically doesn't satisfy the requirement even if the water gets scrubbed.

A company that answers all five without hesitation, and quotes within the ranges above, is almost certainly fine to book. One that seems unfamiliar with the Municipality sticker requirement, or gets vague about draining versus dosing, should be crossed off regardless of how cheap they are.
Most residents get their first clean of the year done in spring, ahead of the punishing summer heat that accelerates bacterial growth, and the second around September or October as temperatures ease. Booking in June or July, when demand spikes because everyone's water suddenly smells off, means longer waits and sometimes rushed jobs from overstretched crews. If you can, book your spring clean in March or April before the seasonal scramble starts, and set a calendar reminder for the six-month mark rather than waiting for a bad smell to prompt you — by the time you can smell a problem, sediment has usually been sitting in that tank for months.
